When you’re buying a home, you don’t just base your decision on the size, layout, or look. Of course, those things matter, but they’re only one part of the decision. Just as you’d think about the suburb when buying a house, you also need to consider the environment and community that surrounds your townhouse.
A home can tick all the boxes on paper, but if the neighbourhood doesn’t feel right, it changes the way you experience it. The same is true in a lifestyle village.
The real question is: will this home, in this environment, support the lifestyle you want now and into the future?
At Settlers Lifestyle Village, our townhouses combine modern, spacious living with a village atmosphere residents describe as “something really special.” But before you decide, it helps to look at the different options available.
Apartments vs. Townhouses at Settlers
At Settlers Lifestyle Village, there’s no one-size-fits-all. As in the wider property market, it’s about choosing the home style that best fits your lifestyle.

Apartments
Apartments are ideal if you prefer convenience and connection. They come in one, two, or three-bedroom layouts. Apartments can also free up more cash compared to larger homes, making them a good option if you don’t need as much space and want to use funds elsewhere. Townhouses
Townhouses offer the independence of a garage and outdoor space in the form of either a patio or a balcony, all while keeping you close to the Lodge – our hub for activity. With two-bedroom townhouses or three-bedroom townhouses with plenty of storage, you have room for everything that matters most to you.
So you’ve decided on a townhouse — what next?
Once you decide that a townhouse is the perfect fit for your lifestyle, the next step is choosing the right one for you. Just like when you buy any home, no two are exactly alike. From the level you live on, to the amount of space you want, to how well the home will support your lifestyle, there are a few things worth thinking through.
At Settlers Lifestyle Village, our townhouses are modern, spacious, and designed with comfort in mind. But beyond the floor plan, there are other factors that will influence how well your new home fits your life.

5 Factors to consider when choosing a townhouse
1. Layout and levels
Settlers townhouses come in three levels:
- Ground floor homes with direct lawn access.
- Middle floor homes with neighbours above and below.
- Top-floor homes (penthouses) with no neighbours above or beside you.
Each option has its advantages. The choice depends on how you like to live. Think about how you move through your day. Do you want to step out onto the lawn and enjoy a quiet moment? Do you prefer a tucked-away retreat with more privacy? Or a middle-floor townhouse that balances connection and quiet?
2. Space and comfort
Space is something you don’t always notice until it’s gone. Some newer villages prioritise density, which can feel cramped. At Settlers, space has always been a priority. Townhouses are generous, with two or three bedrooms, open-plan living, and outdoor balconies or patios.
That extra room makes entertaining easier, gives flexibility when family comes to stay, and creates a sense of comfort every day.
3. Practical features
Every townhouse includes a single internal-access garage providing security when you come and go, space for storage, and the option of a second fridge or even a wall-mounted clothesline.
These small but thoughtful details add up, making daily life easier and more enjoyable.
4. The village atmosphere
Just as you’d consider the suburb when buying a house, you should consider the village atmosphere when choosing a townhouse. At Settlers, residents often describe a sense of arrival: “We walked in and went ‘wow’.”
The Lodge is the social heart, with a café, pool, gym, and events calendar just a short stroll from the townhouses. That makes it easy to enjoy privacy at home while still being close to everything that creates community.
5. Peace of mind for the future
When choosing a home, you want it to work for you now and in the future.
At Settlers, you’ll have peace of mind knowing there’s a seamless path to care. Our sister village, Fairview Lifestyle Village, is home to Fairview Care, which provides hospital-level care. As a Settlers resident, you’ll receive preferential access to Fairview Care, subject to the availability of suitable care beds. Please note that dementia-level care is not provided.
Even if you’re fully independent now, having access to this level of care offers reassurance for the future, for both you and your family.
